RE: Water Service to Your Prospective Property
Dear Prospective Property Purchaser:
Tryon Road Special Utility District welcomes you as a prospective water and/or wastewater customer. However, before you complete the purchase of your property, TRSUD hopes that you will contact the TRSUD office to confirm the availability of water and/or wastewater service to the property you are anticipating purchasing. Often, water and/or wastewater facilities are located on or adjacent to your property and service is readily available. Sometimes, however, you may find that property is offered for sale with assurance that service is readily or easily available where in fact it is not available. In such circumstances, TRSUD regrets that it cannot simply provide service, but may require that you as purchaser provide and pay for facilities necessary to either extend water and/or wastewater pipelines or other facilities, or upgrade water and/or wastewater pipelines or other facilities in order to provide adequate service to you and your neighbors. Although service may ultimately be available, the cost in these unfortunate circumstances is entirely upon the person requesting service. Your only other recourse would be against that person or entity which represented service that was not previously provided in accordance with the rules of the TRSUD. This may put you in a difficult situation.
You should be aware that TRSUD attempts to inform developers and other sellers of property of their obligations in providing facilities that make water and/or wastewater service easily and readily available on property offered for sale. However, as you can understand, TRSUD cannot enforce compliance. In these cases, service is refused until inadequate facilities are improved or facilities are extended into areas which are without infrastructure.
In all cases, the prospective property purchaser is urged to beware and to do a simple thing, namely to verify for yourself that water and/or wastewater service is in fact available before completing your property purchase. After doing this simple task, please be assured that TRSUD welcomes you as a customer and is dedicated to providing you with a plentiful, high quality water service for your use.
